Whenever a buyer expresses an interest in viewing your property we will confirm if they're eligible to afford the purchase of your property to make sure they're a genuine.
Our sales team will fully assist with the progression of your sale, making sure we tie-up all loose ends. We will always be on hand to help see your sale through to completion.
On average, it takes between eight to twelve weeks for contracts to exchange and the sale to complete. In some case, it can take between six to eight weeks, or less, with a highly experienced conveyancing firm.
When you accept an offer for your property, we do the necessary checks to make sure the buyer is in a strong position to purchase your property and they are who they say they are by requesting the following:

- Two forms of Photo Identification
- Proof of current address
- Proof of funds (UK bank account) - Copy of their mortgage in principle
- Upper/lower chain details, if any.

This will determine the strength of their position and will confirm whether they are proceedable or not.
We provide feedback on all viewings regardless of which marketing plan you choose. We will call any buyer who views your property on the day after the viewing takes place to ascertain what they think about your property and if they feel it's suitable for them, as well as their thoughts on the condition and the price. All feedback will also be available to view on the Sellers Hub account.
Unfortunately fall-throughs are a fairly common occurrence as offers aren't legally binding until the exchange of contracts. The percentage of Sales fall-throughs are roughly 35% but do vary depending on circumstances.

If your sale did happen to fall-through, we would aim to promptly secure a new buyer for your property by re-listing it on the portals and reaching out to our buyer database as well as aggressively marketing it to potential buyers and previous viewers
When Buying and Selling a property, in order to prevent the risk and costs of owning two properties at the same time, most sellers usually aim to buy and sell simultaneously. Your property will remain online until a sale has been reached.
When a buyer requests to view your property, we will liaise between both parties to arrange the viewing at a mutually agreeable time - all you have to do is show them around and we'll do the rest. However, we do provide an agent viewings service within some postcodes in London which costs an extra £300.
After your home visit has been carried out, and the photos and floor plans have been compiled, we will begin preparing your listing. We'll provide you with a set of particulars for you to review. Once we are in receipt of your approval, we would aim to get your property on the market within 24 hours.

An EPC or Energy Performance Certificate is a rating scheme to measure the energy efficiency of a property. All EPC's are valid for up to 10 years and are a legal requirement for any property due to be marketed For Sale or For Rent.
We're happy to use any photos, floor plans and descriptions that will assist us in selling your property, providing that it's accurate and bares an accurate resemblance to your home and shows your home in a reasonable and presentable manner.
Once you have decided to instruct Just Sold, members of our Marketing team will visit your property to compile the professional photographs and floor plan and an EPC, if required. After the home visit, we will create your property listing in order to get your property on the market
Instructing Just Sold is simple. Book a Free Home Visit and our marketing team will visit your home (at your convenience) to arrange professional photos and floor plans as well as preparing a description to create your online property listing.

You can instruct Just Sold to market your property as long as it doesn't conflict with your current contractual agreement. If your contract is yet to expire and you wish to instruct Just Sold, you can appoint us to begin marketing the day after your contract expires.

Congratulations! You've accepted an offer on your property! What's next? The next step would be to instruct a reputable Conveyancing Solicitor. Once the buyer has instructed their solicitor, we will then send out the memorandum of sale to all parties which will then begin the legal process.
